In September 2025, Calgary’s Inner City real estate market showed mixed conditions across property types. Detached and semi-detached homes remained relatively resilient, with benchmark prices just above $940K–$967K and holding slight year-over-year gains, though month-to-month values edged down modestly. Row homes saw some softening, with prices dipping -3.15% annually, while apartment values faced the steepest decline, down -5.18% year-over-year, reflecting affordability pressures and higher supply. Overall, months of supply across all property types sat between 3–5 months, pointing to balanced-to-softening conditions, where buyers have more choice but higher-end housing is still holding firm compared to the apartment sector.
