Detached homes in Calgary’s Inner City continued to perform relatively steadily in August. Sales activity declined modestly from July, while inventory and months of supply increased. The Calgary Inner City market in August continued to show clear differences between property types. Detached and semi-detached homes remained the more resilient segments, supported by positive year-over-year benchmark price growth, while increasing inventory and months of supply provided buyers with greater choice.

Detached sales declined modestly from July, while inventory increased slightly and months of supply rose from 3.59 to 3.84. Despite the increase in supply, the benchmark price reached $995,700, up 0.37% month-over-month and 2.24% year-over-year. Average DOM increased from 34 to 39 days.

Semi-detached homes also experienced softer conditions, with sales declining and new listings increasing. Months of supply rose from 3.07 to 3.56, while the benchmark price declined slightly month-over-month to $965,700 but remained 2.09% above year-ago levels. Average DOM increased from 30 to 32 days.

Row homes experienced increased supply and softer pricing. Inventory rose from 142 to 151 units and months of supply increased from 3.94 to 4.72. The benchmark price declined to $574,100, down 0.52% month-over-month and 3.29% year-over-year. Average DOM increased from 40 to 43 days.

Apartment-style properties remained the most supply-heavy segment. Sales declined from 161 in July to 110 in August, while months of supply increased sharply from 5.42 to 7.58. The benchmark price declined to $303,500, down 0.30% month-over-month and 7.53% year-over-year. Average DOM improved slightly, declining from 55 to 54 days.

Overall, Calgary’s Inner City market remains segmented, with detached and semi-detached homes demonstrating greater price stability while row and apartment properties face increased supply and greater pricing pressure. Buyers have increased choice across several property types, making competitive pricing and strong presentation increasingly important for sellers.
