Calgary Inner City Real Estate Market Report – September 2026

The Calgary Inner City real estate market in September continued to demonstrate varying conditions across property types. Ground-oriented housing remained relatively balanced, with detached and semi-detached homes showing greater price stability compared with the row and apartment segments.

Detached homes showed improved sales activity and lower inventory compared with a year ago, while semi-detached homes remained relatively balanced. Row homes continued to experience increased inventory and softer pricing, while apartments remained the most supply-heavy segment, with elevated months of supply and continued downward pressure on benchmark pricing.

Detached homes in Calgary’s Inner City showed improved sales activity in September. Sales increased from both August and September 2025, while inventory declined on both a monthly and annual basis. Months of supply also decreased, indicating improved absorption. Benchmark pricing softened month-over-month but remained above year-ago levels. Average days on market improved, with homes selling faster than both the previous month and September 2025.

Calgary Inner City Market Summary

The Calgary Inner City market in September continued to show clear differences between property types. Detached homes demonstrated the strongest year-over-year improvement in market fundamentals, while semi-detached properties remained comparatively stable. Row and apartment properties continued to experience greater supply and pricing pressure.

Detached sales increased from 97 in August to 106 in September and were 16.48% higher than September 2025. Inventory declined to 371 units, down 1.85% month-over-month and 3.64% year-over-year, while months of supply fell to 3.50. The benchmark price reached $981,300, down 1.45% from August but 1.41% above September 2025. Average DOM improved to 37 days, down from 39 in August and 43 a year earlier.

Semi-detached sales increased from 41 to 48 and were unchanged from September 2025. Inventory increased to 167 units, up 14.38% month-over-month and 9.15% year-over-year. Months of supply declined slightly from 3.56 to 3.48 but remained above the 3.19 recorded a year ago. The benchmark price decreased to $957,500, down 0.85% month-over-month but 1.57% higher year-over-year. Average DOM increased to 36 days, compared with 32 in August and 30 in September 2025.

Row homes experienced increased supply and softer pricing. Sales rose from 32 to 36, but new listings climbed from 72 to 102 and inventory increased to 165 units, 46.02% higher than September 2025. Months of supply improved slightly from 4.72 in August to 4.58 but remained 29.75% above year-ago levels. The benchmark price declined to $566,200, down 1.38% month-over-month and 4.73% year-over-year. Average DOM increased to 46 days, up from 43 in August and 39 a year earlier.

Apartment-style properties remained the most supply-heavy segment, although monthly conditions improved. Sales increased from 110 in August to 142 in September, while inventory declined from 834 to 819 units. Months of supply fell significantly from 7.58 to 5.77, but remained 16.10% higher than September 2025. The benchmark price declined to $297,900, down 1.85% month-over-month and 10.54% year-over-year. Average DOM increased to 57 days, compared with 54 in August and 51 in September 2025.

Overall, Calgary’s Inner City market remains segmented. Detached homes continue to demonstrate comparatively strong demand, with higher year-over-year sales, lower inventory and shorter selling timelines. Semi-detached homes remain relatively stable, while row homes are facing substantially higher inventory and longer selling timelines. Apartments continue to experience the greatest pricing pressure despite improved sales activity and a meaningful monthly decline in months of supply.
