Inner City Calgary Real Estate Market Report: May 2025

 

In May 2025, Calgary’s City Centre real estate market remained active, with low-density housing continuing to lead the way.

Semi-detached homes saw the highest annual price growth at +4.98%, followed closely by detached homes at +2.81%. Both segments also saw steady increases in monthly pricing and shorter days on market, pointing to strong buyer interest.

Row houses showed mixed signals—healthy sales but a slight price dip of -0.39% year-over-year—while apartment prices softened further, down -1.11% YoY and -0.09% MoM, indicating continued balance or caution in that category.

With benchmark prices rising in most property types and inventory moving efficiently, Calgary’s inner-city market remains attractive for both buyers and investors.
