Row homes also performed well, with a strong sales-to-new listings ratio of 71%, reflecting limited supply and ongoing buyer interest.
Semi-detached homes held balanced conditions, recording 42 sales and a benchmark price of $945,000, though both monthly and yearly prices declined. Apartments led in overall sales volume with 176 transactions, but high inventory levels—nearly 5 months of supply—kept pressure on pricing, which dropped 4.9% year-over-year.
Overall, Calgary’s City Centre market shows steady sales activity, but most housing types are experiencing modest downward price adjustments. This creates a more favorable environment for buyers, particularly in the apartment sector, while detached and row homes remain competitive due to tighter supply.
