In August 2025, Calgary’s City Centre real estate market showed a mix of balanced conditions and price pressures across housing types. Detached and row homes saw steady demand with relatively low supply, keeping those segments competitive despite slight month-to-month price dips. Semi-detached homes also remained balanced but continued to face year-over-year and monthly price declines. Apartments led sales activity but are oversupplied, pushing prices down further and favoring buyers. Overall, the City Centre market remains active, though most property types are experiencing modest downward pricing trends, creating opportunities for buyers while still maintaining steady sales levels.
