When it comes to buying or selling a home in Calgary, one of the most common questions clients ask me is: “What should I expect on moving day?”

 

It’s an exciting milestone, but it can also feel overwhelming. Between lawyers, movers, utilities, and unpacking, there are a lot of details to keep track of. With the right plan, though, moving day can go smoothly — and even be enjoyable.

 

Here’s exactly what to expect.

 

Step 1: Final Walkthrough (24–48 Hours Before Possession)

 

Before possession day, you’ll complete a final walkthrough of the home — usually 24 to 48 hours in advance. This step is crucial because it gives you the chance to confirm the property is in the agreed-upon condition before funds transfer and keys are released.

 

During the walkthrough, check that everything is in working order, including:

 

  • Heating, cooling, and electrical systems

  • Appliances (stove, fridge, dishwasher, washer/dryer)

  • Plumbing fixtures (sinks, toilets, showers)

  • Windows and doors (locks and seals)
